Our staff is responsible for the upkeep, services, upgradation, repairs & maintenance of our building and apartments. Some of the major initiatives and activities undertaken by them in the last three months were:
1. Infrastructure Update
Infrastructure Survey – External:
This survey covered common areas, including floor lift lobbies, staircases, terraces, refuge floors, expansion joints & individual flats. The survey was done to inspect for structural defects and leakages. The external façade survey of the two towers was done in the last quarter. The visual survey was completed. The vendor used high precision binoculars to check the building façade. The team also used the Spider-Man technique on the dead walls [plain walls without windows] to assess the wall condition by gently tapping the surface and identifying any weak areas.
Infrastructure Survey – Internal:
The internal flat survey was intended to identify potential issue within the flat causing any problem to the other flats or the building. Any problems found inside individual flats needs to be addressed by the resident as they are not covered by the Society.
These reports from various consultants would be a key input while evaluating the extent and timing of large Infra projects.




2.Meditation Area–Structural Rectification:
Soil erosion at the base of the meditation area had resulted in major floor cracks, tilting of the sitting platform & unsafe usage conditions. Crack repair, base strengthening & finishing works were successfully completed by the in-house civil team. The area has now been stabilized and restored for safe use.
A lot of attention has been given to improve the housekeeping and facilities of the Building and improve hygiene and cleanliness.







3. Club House – Exhaust & Fresh Air System:
The toilet exhaust system and suite room fresh air fans in the clubhouse were largely non-operational till now. New fan units have been installed now. Both exhaust and fresh air systems are now fully functional and operational, improving ventilation and air quality.


4. Club House – Roof Glass Replacement:
Cracks were identified in the roof glass panel located above the first-floor lobby posing a potential safety hazard to users. The damaged glass panel has been safely replaced with a new panel ensuring safety compliance and restoring aesthetics.

5. Herb Garden Area – Addressing the smell issue:
Drainage chambers located in the fruit garden area catering to nearby slum residences were found open or improperly sealed resulting in foul odours. Installation of new drainage chamber lids with proper sealing and tightening has been done by the in-house team support, aimed at improving hygiene and eliminating odour issues.






6. Other Updates:
A. Lifts assessment update
We have had various meetings with OEMs and Lift consultants to evaluate the current state of affairs of our lifts. This is being undertaken to evaluate the functionality aspect of our elevators and decide the future course of action.
B. Garbage Chute Maintenance
Routine Maintenance of the garbage chute activity is undertaken to maintain the upkeep of the garbage disposal system.
C. Termite treatment in new areas
As a new initiative, we undertook the termite treatment in the shaft area of all flats having a balcony outside their living room to ensure termite- related issue is treated appropriately.
D. New TV for Clubhouse
We recently added a smart TV at the Clubhouse reception to display information related to society functions, notices and other key events & initiatives to keep residents updated on the latest developments.
E. Badminton court repairs
ACP sheets covering the open gaps on the side walls in the badminton courts was undertaken.
7. Basketball Court / Pickleball Court – Damage Restoration:
The basketball and pickleball court sustained surface and paint damage due to the fall of a large tree trunk. Additional cracks were observed in parts of the playing area. Complete surface repair, crack rectification, repainting & finishing have been carried out restoring the court to playable and safe condition.







8. Annual Electrical & Firefighting System Servicing:
Annual servicing of common area and residential electrical systems including firefighting systems, was carried out during December. All electrical panels, distribution boards & connected devices were inspected, serviced & tested to ensure safety, compliance & reliable operation.







9. Staff Programs
A. Training & Safety Awareness:
Training and awareness sessions were conducted by CBRE for all concerned vendor teams. Sessions covered fire safety, general safety practices & security awareness, enhancing preparedness and reinforcing safety standards across the site over the three months period















B. Staff R & R program:
The Staff Rewards & Recognition program was held last week for the last quarter. The best performing staff from Vigilante, SFS, RVJ, Fitness Force & Tech FM were rewarded in presence of Managing Committee members and CBRE Staff.



C. Diwali Aabhaar drive for Staff:
During the festive season of Diwali, like every year we embodied this spirit of giving and kindness by showing our appreciation to our dedicated staff who work tirelessly throughout the year to keep our community running smoothly through. They contribute immensely to our well-being – from maintaining cleanliness to safety, from managing our gardens, common areas to daily operations. We called the activity Diwali Aabhaar.
AG residents generously contributed towards the Diwali Aabhaar 2025, fund. Diwali Aabhar money was distributed to 177 staff members, categorised into seven slabs based on their duration of service and salary slabs. The distribution also included postmen and other stakeholders who have contributed to our society. It was heartening to witness the gratitude and appreciation from our support staff upon receiving the Diwali Aabhar, reinforcing the strong bonds within our community.
