The MC team is involved in running the Society’s day-to-day affairs and planning new initiatives & projects as and when required. Some of the key initiatives undertaken by the Management Committee for the last quarter (January-March 2025) were as follows:

1. Conveyance process completion

We are glad to share that we have got the conveyance of property from Swan Mills Limited to Ashok Gardens Co-Operative Housing Society Limited. The Deed of Conveyance is a legal document that signifies the transfer of property ownership from one party to another.

The conveyance was facilitated by the District Deputy Registrar of Co-Operative Societies Mumbai City and Peninsula Land Limited acted as the developer/confirming party.  There is a deletion of Swan Mills Limited’s name from the property records following the conveyance. The authority facilitating the conveyance was District Deputy Registrar of Co-Operative Societies Mumbai City. The parties involved in the property conveyance were:

1. Swan Mills Limited – The original owner and vendor of the property.

2. Ashok Gardens Co-Operative Housing Society Limited – The recipient of the property.

3. Peninsula Land Limited – The developer and confirming party.

Key points of significance:

Transfer of Ownership: It officially transfers the property from Swan Mills Limited to Ashok Gardens Co-Operative Housing Society Limited.

  • Legal Validation: The deed is registered and validated by the District Deputy Registrar of Co-Operative Societies Mumbai City, ensuring the legality of the transaction.
  • Developer Confirmation: Peninsula Land Limited acts as the developer and confirming party, which adds an additional layer of validation and involvement in the property transfer.
  • Deemed/Unilateral Conveyance: The deed is described as deemed/unilateral, indicating that the transfer was made as per an order and certificate issued by the competent authority, ensuring compliance with legal requirements.
  • Property Card Updates: The deed results in the deletion of Swan Mills Limited’s name from the property records, updating the ownership details to reflect the new owner, Ashok Gardens Co-Operative Housing Society Limited.

Overall, the Deed of Conveyance is crucial for legally documenting and validating the change in property ownership.

2. Garden & Waste Management awards

We are thrilled to announce that the Brihanmumbai Municipal Corporation (BMC) has recognized our Ashok Gardens for its exceptional efforts in maintaining our society’s Garden and implementing effective Waste Management practices.

We are proud to share that our society has been awarded:

1. 1st Place for the Best Podium Garden in Mumbai

2. Second Place for Efficient Waste Management and Green practices in a Housing Society

The award and certificate were formally presented to the team to recognise our collective efforts to maintain a beautiful and sustainable community.

This has been possible due to the efforts of each member, staff, and committee members for their endeavouring contributions towards achieving this remarkable feat.

We will continue to work together to maintain our society’s high standards and strive for excellence in our Gardens!

3. Completion of Lobby Renovation project

The long awaited and the biggest Infrastructure project undertaken by Ashok Gardens i.e. The Renovation of reception & lift lobbies was completed in January this year. With this the new lobbies have completely new and swanky look.

4. Health camp by Gleneagles hospital

We organized a Health Camp in collaboration with Gleneagles Hospital on 16th March at AG. The camp included complimentary health checkups such as:

  • Height
  • Weight
  • BMI [Body Mass Index]
  • Blood Pressure
  • Random Blood Sugar
  • Oxygen Saturation
  • ECG [if advised by the doctor]
  • PFT [Pulmonary Function Test]
  • Eye Checkup

CPR Training & Talk:

We hosted a CPR Training and Health Talk by Dr. Sameer Pagad, MD Cardiologist. About 100 + residents took advantage of this valuable opportunity for a comprehensive health checkup


5.Ayushman Vay Vandana Card Camps

We arranged two camps for registration of Senior Citizens at Ashok Gardens for the convenience of our residents & their family members. This is under the Government of health scheme for our senior citizens i.e. “Ayushman Bharat Pradhan Mantri Jan Arogya Yojana”.  Ayushman Vay Vandana Card” is issued where Senior Citizens having an age of 70 years and above, holding the said Card are eligible for free medical treatment, whether received from public or private health services, up to an amount of Rs. 5 Lakhs per year.

Initiatives planned for this quarter:

April-June 2025

  1. AG Celebrates: AG Celebrates, an event to celebrate our Land Conveyance is planned in the month of April
  2. AGBBL 2025: The Sports season will conclude with the Basketball League – AGBBL 2025 in April-end
